Lettings Process

Letting Service

1) Marketing
Multi digital photos uploaded to web within 24 hours
Accompanied viewing till 9 pm on Wednesdays
Email/mail particulars to awaiting clients/companies
SMS text message of new instruction
Viewing till 9pm on Wednesdays
Full colours advertising in local publications
Tailor made internet advertising utilising available technologies

2) Viewing
Feedback to landlord within 24 hours

3) Marketing Offer/Negotiated Rental PCM
Holding deposit from the tenant – their financial commitment
Offer accepted - property on hold (subject to references)

4) For Tenants - What Next?
Complete reference application within 24 hours
Provide 1 example of the following - identity, residence, pay slips (if applicable)
Organise bank draft or cash payment of account

5) Agent
Formally confirm offer, move in date, furnishings and below:
Arrange gas/electric certificates (if applicable through our recommended tradesmen)
Arrange cleaning, book inventory, drawing up of the tenant any necessary repairs
Confirm suitability of applicant – discuss references

6) For Landlords - What Do I Do?
Landlord to sign terms & conditions and choose which service is most applicable to circumstances
Cut sufficient keys for tenants and Agents (if managing)
Landlord to sign contracts at either the office or at home
If property managed supply all warranties and manuals required for an easy transition

7) M-Day - Moving-in Day
Tenants to sign contract
Set up standing orders
Payment of first month's rent & equivalent of 5 weeks dilapidation deposit by clear funds – either cash or a bankers draft
Inventory provided if applicable
Outstanding monies transferred BACS to landlord within 10 days
Forward to Landlord for counter signature tenancy agreement with the invoice

8) Let Only
Advising Landlords on maximising rental income
Negotiate rent/offers
Accompanied viewing
Aggressive marketing of property until let

9) Property Management
Collect rental payments and supply monthly statements
Inspect property - periodically (at least quarterly) supply report
Organise maintenance and repairs with the best quotes
Take the strain and deal with day-to-day enquiries
Retain deposit as stakeholder
