The Following services are provided:


1. Your property will be visited to inspect and assess the rental value.

2. Once instructed we will advertise on the internet.

3. Once a suitable prospective tenant/s has been found they have to pass our referencing procedure. We ask for the following information from applicants: (a) 3 years address history (b) 2 years employment history and current Income. (c) Current Landlord Details. (d) Bank Details (e) Next of Kin.  (f) Proof of ID – Passport, Driving License, etc.  The details that are required from the tenant may vary depending on each applicants position i.e. sharers, couples, etc.  The Landlord will be informed of the situation on application by the tenant.  We use our best endeavours to select a suitable tenant but give no guarantee in respect of the information received from the referencing agency of the suitability of the tenants and we are unable to offer any warranty in the respect of any reference received.

4. We will notify the appropriate gas and electricity suppliers and council tax department of the details for the incoming tenant provided this information is supplied by the landlord.  But we are not responsible if the service companies do not act on our instructions.  We are not in a position to deal with telephone transfers a British Telecom requires specific instruction from previous and new users.

5. We collect a sum which amounts to 5 Weeks rent as damage deposit and one month rent in advance (unless advised otherwise). From these funds we will deduct the appropriate fees.  The remaining sum will be forwarded within 4 working days to the landlord, by cheque or paid into a designated bank account by automated transfer. Due to new legislation the deposit will need to be protected under a scheme.  It is will be your responsibility to take the necessary steps to protect the deposit accordingly.  Where there is a shortfall in the deposit fund due to deduction of our fees, you will need to make up the difference of the number weeks deposit taken and agreed under the contract, when you come to protect the deposit.

6. Unless we advised otherwise, we will inform the prospective tenant/s who will be taking occupancy of your property that you will be using the Deposit Protection Scheme that can be found at www.depositprotection.com. The Landlord will be solely responsible for taking and registering tenant/s deposits

7. In order to qualify for our special £499 Lettings only deal, you agree that you will be instructing FLK Lettings to be the sole agent and allow for our sign board to be erected outside the advertised property for a minimum of 4 weeks. In all other instances, the £599 rate will apply.
